Yieldwink proudly presents the opportunity to invest in an already-in-development premier Times Square New York hotel development located on 711 7th ave. The final floor of the hotel was topped off in August, 2024, with the interior renovations expecting completion by August 2025.
The VOCO Times Square Hotel may be one of the last hotels that will be developed in Times Square due to a 2021 Zoning Amendment that requires any future hotel to receive a special permit, of which zero have been granted. Notably, the VOCO Times Square is being developed as a non-union hotel.
Yieldwink is raising $3,950,000 in preferred equity. Raising preferred equity strategically enhances gross profits for the project. By reducing the loan by $4 million by September 31, 2024, the lender’s equity multiple charge on the loan decreases from 1.325x to 1.3x, generating an estimated net $3.3 million in savings for the project. Preferred equity investors are repaid immediately after the lender. The project is projected to generate $55.6 million in gross proceeds from the sale after loan repayment (see slide 18 in presentation), which is 10 times the required capital to cover the preferred equity portion plus interest.
